We help maximize profits from your short, mid, or long‑term rental while taking the stress off you. Operating locally, performing basic preventative maintenance in‑house, and keeping overhead low means you keep more of your property’s revenue. Property Management Pricing
Traditional long‑term rental management
Typically 10% of gross rental income.
- Owner responsibilities: Keep the property in good standing with financial, HOA, and city/state institutions.
- Property management responsibilities: List/market the property, manage revenue, tenant screening and communication, ensure maintenance and upkeep, address on‑site needs for the property and tenants, provide an itemized monthly report, and distribute profits.
Short–mid‑term rental management
Fees vary by property and service level. Common ranges include:
Full‑service short–mid‑term management
25% of rental income collected (after cleaning, tax, and platform fees).
- Owner responsibilities: Keep the property in good standing with financial, utility, HOA, and city/state institutions.
- Property management responsibilities: List/market the property, manage revenue, guest screening and communication, manage cleaning, quality checks, and maintenance, purchase/stock/refill consumables, address all on‑site needs for the property and guests, provide an itemized monthly report, and distribute profits.
Co‑hosting
Calculated as a percentage of gross rental income or a flat rate; generally $300–$500 per door depending on property needs and who covers consumables.
- Typical owner responsibilities: Keep the property in good standing with financial, utility, HOA, and city/state institutions; list/market the property; manage revenue, guest screening, and communication.
- Typical property management responsibilities: Oversee cleaning, quality checks, and maintenance; purchase/stock/refill consumables; address on‑site needs for the property and guests.

About Us
Arise Properties was established in 2022 by owner Arisa McRoberts to separate her property management work from her work as a real estate agent. As property management and co‑hosting grew with business partners in real estate, her husband (Project Manager & Industrial Engineer) joined the team. Additional team members improve coverage, response times, quality inspections, and preventive maintenance. Arise has also assembled an exceptional team of cleaners. This enables the team to take on additional properties as well as self‑manage their own short‑ and long‑term investment properties.
With end‑to‑end experience in property analysis, purchase, full setup, short‑ and long‑term management, property rehab, and more, we are confident we can help with all your property management needs.
